When you make an offer to purchase a home in nova Scotia, it is still very common here to include conditions on  your offer. One of the most common conditions is having the home inspected before the deal firms up. 

While most poeple know they should have their home inspected, may don't realize that if you are on mjunicipal water, you shoudl have your sewer line checked  along with your home inspection. 

Some home inspectors can perform  a sewer line check, or you may decide to hire a plumber to do this. Either way, it's an important part of the inspection process and an investment in the home you want to purchase.

  1. The Purpose of a Sewer Line Scope:

A sewer line scope involves inserting a camera into the sewer pipes to inspect and assess their condition. The primary purpose is to identify potential issues such as blockages, tree root intrusion, pipe deterioration, cracks, or collapses.

  1. To ensure an accurate and reliable assessment of your sewer line, it is advisable to hire a professional plumber or a sewer line specialist. These experts have the necessary experience, knowledge, and specialized equipment to conduct a thorough inspection. When choosing a professional, look for certifications, positive reviews, and a track record of delivering high-quality service. Ask your REALTOR for professioanls that they recommend.

    During the sewer line scope, the technician will use a specialized camera attached to a flexible cable to navigate through the sewer pipes. The camera will transmit real-time video footage, allowing the technician to assess the condition of the pipes thoroughly. They will look for signs of damage, blockages, cracks, root intrusion, or any other issues that may affect the functionality of the sewer line.

    Once the inspection is complete, the professional will provide a detailed report outlining their findings. This report may include video footage, images, and a summary of any issues discovered.

    If a sewer line inspection finds an issue, your REALTOR will discuss with you the optios for having this dealth with - this can depend on many factors including how competetive the market is, how bad the issue is, and whether or not the homeowners are open to a negotiation. Having a REALTOR who is experienced is dealing with these issues and negotiating with the other parties is invlaluable.
